Market Overview· Munich

Flexible offices in Munich, honestly calculated

A transparent overview of the Munich flex and serviced office market.

So you know what flex can really do today, and what a workspace actually costs.

The Bigger Picture

Munich's flex market at a glance

Munich is Germany’s most expensive flex market. And there are solid reasons for this: The city is one of Germany’s strongest economic hubs, and at the same time, the majority of demand is concentrated in a comparatively small historic city center where supply is limited, which drives prices up.

Another key driver is the tech industry. Major international corporations such as Amazon, Google, and Apple have permanent offices in Munich, and numerous smaller tech companies are setting up operations in the surrounding area, specifically seeking this proximity. This keeps demand for flexible office space steadily high, especially in central locations. Also notable is the high proportion of premium offerings. Many providers specifically target law firms, consulting firms, and well-funded tech startups that value a prestigious environment. This further pushes up the average price.

With so much demand for limited space, it often requires careful consideration to determine which option truly suits your team.

Pricing

What you actually pay per desk

We analyzed all the concrete offers we received for Munich over the past 12 months. The median price was 720 euros per workstation, with half of all offers ranging between 636 and 885 €.

That already makes Munich the most expensive flex office market in Germany, based on list prices alone. But a closer look at the numbers makes the picture even sharper, as more than half of these offers assume less than five square meters per workstation, often significantly less. Assuming a realistic occupancy of five square meters, the median price jumps to 939 €, and half of the offers then fall between 767 and 1,200 €.

Simply put: Anyone in Munich who looks only at the quoted price per workstation will easily underestimate what a comfortable, usable office actually costs. That's why it's worth looking beyond the numbers, in Munich more than anywhere else.

Pitfalls

The three most common mistakes

1

Being too quick to dismiss Flex as unsuitable.

Many still have an image of flex from its early days, loud open-plan desks and startup vibes.

Today the spectrum extends all the way to fully private, representative office floors. Those who dismiss this segment early often overlook exactly the option that would have been the right fit.

2

Missing out on attractive providers and locations.

The market is vast and confusing, and the most exciting options sometimes don't appear at the top of search results. Without a proper deep dive into the market, many opportunities go undiscovered.

3

Overlooking additional costs.

The price per workstation is only half the story. Costs such as meeting room reservations, setup fees, and service charges ultimately play a role in determining whether an offer is truly attractive.
