Berlin is Germany's largest and most diverse flex market. Around 100 locations, with worlds between them: from purist coworking to fully built-out, entirely private office floors that are almost identical to a conventional office.

For a long time, the startup scene shaped the market. That segment is somewhat quieter right now, and in its place established companies and international corporates are stepping in, discovering flex as a modern alternative to the traditional lease.

In terms of location, the action is centred in Mitte, with strong clusters in Kreuzberg, Friedrichshain and Charlottenburg. With this range of supply, individual providers regularly offer special promos. Those who are willing to research and compare have a clear advantage.

What you actually pay per desk

We have analysed over 120 concrete offers from the Berlin market over the past 12 months. The median price was 550 € per workstation, with half of all offers falling between 415 € and 700 €.

That sounds manageable. But the catch is the amount of space. More than half of these listings offer less than five square meters per workstation - often significantly less. If we assume a realistic allocation of five sqm per workstation, the median price jumps to 681 €, and half of the listings then fall between 536 € and 850 €.

Simply put: A low price per workstation sometimes just means that more people are squeezed into a smaller space than is ideal for comfortable work. That’s why it’s worth looking beyond the numbers.

Being too quick to dismiss Flex as unsuitable.

Many still have an image of flex from its early days, loud open-plan desks and startup vibes.

Today the spectrum extends all the way to fully private, representative office floors. Those who dismiss this segment early often overlook exactly the option that would have been the right fit.

Missing out on attractive providers and locations.

The market is vast and confusing, and the most exciting options sometimes don't appear at the top of search results. Without a proper deep dive into the market, many opportunities go undiscovered.

Overlooking additional costs.

The price per workstation is only half the story. Costs such as meeting room reservations, setup fees, and service charges ultimately play a role in determining whether an offer is truly attractive.
